Day 129: Remaining roof gutters setup

Hi friends,

The remaining roof gutters and fascia's were cut to the required length and place near where it is to be installed which is from the meal room to the front of house. I think when this is done they can begin installing the roof tiles well I hope so anyway LOL.

  1. Bricks are looking good we chose a similar brick Austral "homestead tan".
    I made up a checklist of what to check at it stage of the build . Now that bricking has commenced 1 item on my checklist is the "damp proof course " or flashing. BCA states that the flashing must be visible from outside upto 20mm .
    did you notice that . I will be checking mine on the weekend

    The DPC is not visible around my house and I checked other houses and the DPC are not visible on those houses either. I definitely know that they installed it but not sure why they aren't done to BCA requirements, my only guess is for aesthetic reason.

    Your right the flashing is not visible from the outside. I am guessing the weepholes do the job ,any water penetration is swept through the weepholes.
    We went with fixed site cost because our land hadnt titled at the time of signing contracts nor were the engineering drawings available . Plus we were warned about possible cost blow out if any unknows were found.
    Our site was classed a "P" class but the Slab appropriate for the site was a "M" class modified(SL82 reo instead of SL72,N12 bars instead of N11,deeper edge beams, cut & fill 200mm etc )as determined by the engineers.
    Iam guessing this shouldnt have cost us more than $5000 as "M" class is a part of the allowance.
    I asked the builder ,but they are still to come up with costings. I am trying to get some money refunded from the builder .
    if you dont mind ,can you tell me how much your site cost?
    We paid $10300 as fixed cost seems real excessive .

    The site cost for this house was included in the base house price so I don't know the cost. However, I can provide you with some information on my uncle's site cost with Big S, his site cost was $13,000 but this was a couple of years ago. He has the following:

    Site soil classification: Class H
    Cut and Fill: Yes
    Retaining wall: No
    AG Drain: Yes, along right side, rear, and left side.
    Slab type: Waffle slab
    Reinforcement: Internal rib - 1-N12 BTM
    External rib - 3-L12 TM BTM
    Slab Mesh - SL82 TOP
    Concrete Piers: Yes, I think about 12 or so from memory

    Mine is the same as above but without the AG drains, cut/fill, and concrete piers.

    Below is from our first builder who we cancelled this was before we had the engineering plan.

    Foundation modification:
    - provide class H waffle pod slab upgrade in lieu of standard (class M) $3,000
    - Bulk concrete allowance $1,491

    Site cost and connections:
    - Site cost provisional sum of $4,000
    - Rock removal from ground provisional sum of $4,000 and rock removal from site $2,000

    From what you wrote it seems like you are having a H class concrete slab done. Not sure why they state you have a P class soil but getting what your builder's engineer called M class modified ( I think H class is what you got).     if it was a H class I would be ok with that. When they charge you $10300 for a M class modified thats way too much considering M class is already included in the base price .
    A sheet of Reo SL82(16 sheets ) is $115 retail ,L12 and N12 bars are $58e.a ,A cubic mete of concrete is $150 no way it cost them what they say it cost them.
    Many people I know also get suckered into site cost by the builders.
