Day 120 & 121: Gas plumbing and plumbing Inspection

Hi friends,

Yesterday the plumbers layed the gas pipe from the gas main to the house. Today I had a site meeting with the SS and after our meeting one of the Plumbing Commission Inspector came to inspect the plumbing works, I was totally surprise that there was such an inspection. I didn't ask him whether the plumbing works was ok but now I'm very curious LOL.

  1. We are both at the same stages ,I have just finished tiling and bricking will start next week.
    On one of the internet sites I read that moisture barriers are very crucial ,such as sarking . Did your builder use sarking material on the inside (near showers ,cookers) including the obvious sarking or wrapping of the house as some would say

    maybe Iam a bit over zealous but also rang the timber manufacturer ,the supplier of the frame .
    I was suprised to learn H1 or untreated timber was used for the frame.
    He said that was fine as H2 is treated timber and its only treated against termites and termite treatment should have been done anyway by the builder

    We only have sissalation wrapping around all the external walls of the house including the inside of the garage walls that adjoins to the house.

    I think most builders in Melbourne normally use seasoned structural pine for frame so most are not treated unless it is use for external applications. Let say if there are problems with using untreated pine for structural framing then most of the houses built around Melbourne will be in serious trouble, so don't worry about it unless it won't be covered and will be exposed to the weather for a long period of time.

    We had a building inspector as well at the frame stage and its a good thing we did . The BI sticks steictly to BCA where as the surveyor tends to go more towards best practise.
    The plumbing inspector also issues a certificate of compliance and I thing a certificate of compliance is issued for the electrical items.
    These checks and balances gives us peace of mind.
    What I also found useful when talking to the builder was knowing a few things or Jargon. Keeps them on their toes,I hope.

  4. It is good to know that it's mandatory to have inspectors checking these important items.

    It is quite concerning that some building surveyors don't do their job properly which put peoples lives and property at risk. I think there should be more regulations impose on the building surveyors as the type of work they do is very important.
